About This Property

Historic mixed-use property offered for sale at 704 Harrison Avenue, ideally located in the heart of downtown Leadville along the city’s primary commercial corridor. The building features a ground-level retail space occupied by the Firehouse General Store, with four (4) residential units on the upper level. The apartments are currently utilized as employee housing for the neighboring Delaware Hotel, providing a functional and synergistic use. The property offers flexibility for a future owner to continue retail with employee housing, convert the upper level to market-rate apartments, or pursue other permitted mixed-use configurations, subject to buyer verification and approvals.

Surrounded by restaurants, shops, and year-round tourism drivers, this is a rare opportunity to own a stabilized, income-producing asset in one of Colorado’s most supply-constrained mountain towns. This property could be sold on its own, or together with the adjacent Historic Delaware Hotel.
